The Address

Where Sheikh Zayed Road, Downtown and Business Bay meet.

DWTN Residences rises among the ten tallest residential towers in Dubai, on the golden triangle between Sheikh Zayed Road, Downtown Dubai and Business Bay, with the metro station at its foot.

Launched by Deyaar in June 2025 and sold out at developer level, it now changes hands on the resale market, at prices the Dubai Land Department records every week.

The Payment Plan

Half during construction, half on handover.

The launch plan: 10% on booking, seven instalments until October 2028, then 50% when the keys are handed over. A resale buyer repays the seller what has been paid, then takes over the rest.

Move the slider to your budget: the schedule, what a launch buyer has already paid, and what remains, recalculate instantly.

For a resale, the red line is the key figure: the share of the price already paid to Deyaar, which you settle with the seller, plus any premium agreed.

Buy or Sell

Two sides of one market, one licensed agent.

Off-plan units change hands before completion through an assignment: the buyer takes the seller's place in the contract with Deyaar, and the Dubai Land Department records the transfer.

The premium is the location: the Burj Khalifa across the road, Sheikh Zayed Road at the door and a metro station within 330 metres. It is not a promise. Business Bay rents eased about 7% over twelve months, and a tower delivering in 2030 earns no rent until then: DWTN is a capital-growth and end-use purchase first.

Frequently Asked

DWTN Residences, answered.

Developer stock is shown as sold out on the main portals since the June 2025 launch. Today most units are bought on the resale market, by assignment of the original contract; occasional releases by the developer are shared as they come. Ask for this month's list.

One-bedrooms start from about AED 2M. Resales registered at the Dubai Land Department in 2026 had a median of AED 2.35M for a one-bedroom, AED 3.53M for a two-bedroom and AED 5.83M for a three-bedroom, an average of AED 2,819 per sq ft.

Completion is anticipated in Q4 2030, the date given at launch; ground was broken in January 2026. Some developer documents have mentioned Q4 2029. The date in your sale and purchase agreement (SPA) is the one that counts.

Yes, by assignment, subject to the developer's conditions, usually a minimum share of the price paid, and its NOC; the transfer is then registered at the Dubai Land Department. HBS Real Estate checks the conditions in your SPA before you list. Request a valuation.

About 330 metres in a straight line from Business Bay station on the Red Line; Deyaar describes the site as adjacent to the station. Dubai's new Gold Line, approved in April 2026, is planned to interchange there from 2032.

At launch: 10% on booking, 10% on 30 November 2025, then 5% every six months from April 2026 to October 2028, and 50% on handover. A resale buyer pays the seller the amount already paid (plus any premium) and continues the remaining schedule.

Under current rules, property of AED 2M or more, including off-plan from an approved developer, can support an application for the 10-year Golden Visa. Conditions change and eligibility is decided by the authorities when the file is submitted.
